PROPERTY MANAGEMENT DIVISION
Thank you for your interest in our Property Management Division and the properties we have to offer for rent.

Along with this letter you will find information needed in order to pursue renting this residence. Please familiarize yourself with the forms
in this packet if you are interested in continuing with the rental process.

If after viewing the residence you want to apply, read our policies & procedure below, complete our
rental application and
'Application Screening Authorization' form and bring it, along with a $38.00 non-refundable application processing fee to our
office. The $38.00
non -refundable application processing fee is to be paid in cashiers check or money order only. EXIT REALTY
TOWNE CENTRE is located at the corner of 7th and E streets, across from Roe Motors, in downtown Grants Pass.

All persons applying that are 18 years of age and older are required to fill out an
'Applicant Screening Authorization' form. If there
is more than one person applying that is 18 years of age and older and is not the spouse of the primary applicant, a separate
application and $38.00 application fee is required for each additional adult.

Processing your application:

  1. The average time for processing an application is 24 to 48 hours. However, it could take longer. This time can vary depending on
    the availability of your references.
  2. The first step in processing your application is to run a credit, criminal and civil check. If any of these reports are not favorable
    (poor credit, past evictions, etc.), your application may be turned down.
  3. If you have an acceptable credit, criminal and civil history, we will then verify your landlord references - past and present. Your
    application may be turned down if any of your reference(s) are negative. In that event, you will be informed of your application
    denial immediately and will receive a denial letter from our office informing you of the reason why.
  4. If your references are acceptable, we will verify you income (your "gross" income must be at least three (3) times the rent of the
    residence for which you apply.) All income must be verifiable.
  5. If all reports, references and income verification is acceptable, you will then be approved for renting the residence you applied
    for. A meeting will be scheduled to sign the appropriate paperwork, during which, a rental deposit along with first months rent is
    due. An appointment will then be set for a walk-through inspection of the residence with you and our property manager prior to
    move-in. This is to ensure protection for both you and our office by having proper documentation of any pre-existing marks on
    walls, chips in counter tops, stains on carpeting, etc.

IF YOUR APPLICATION IS DENIED, you will be informed immediately and will receive a denial letter in the mail. The $38.00 application
fee is
non-refundable.

IF YOUR APPLICATION IS APPROVED, you will be informed immediately and an appointment sill be set to sign paperwork and pay a
deposit and first months rent. Before move-in, a walk through inspection will be done at the residence with you and our property
manager.

MAXIMUM OCCUPANY: Will will only allow a maximum of two (2) occupants per bedroom.
